Fractional home ownership is an actual, undivided, deeded ownership interest in a property, but with the costs and risks dramatically reduced from those incurred through whole ownership.  As an owner, you will own 1/5 of the property, receive full rights of ownership, including selling and passing title over to others, as well as all of the tax benefits of full property ownership.  Your interest is owned individually and exclusively under a common form of residential ownership called fee simple title as tenants in common.

9.Who pays the bills?
 The property management arm of Second Homes at Deep Creek Lake will pay all of the bills related to the operation of each home, including, but not limited to: snow removal, landscaping, gas, electric, water, sewer, property taxes, cable, telephone, insurance, and bookkeeping. These operating costs will be included in the annual budget for each home and will be included in the Owner's Annual Assessment.

10.How does an owner sell his or her fractional interest in a home?
 The process is the same as selling any other type of real estate, except that Second Homes at Deep Creek Lake will retain rights of first refusal. If Second Homes at Deep Creek Lake elects not to exercise that right, then the current homeowners will be offered the right to purchase the interest being sold before it is offered to the public.
