Lead Capturing is probably one of the most important steps of being in Real Estate.


Buying or selling real estate is one of the largest decisions that the average person makes in their life and most people won't trust someone that they just met, unless they were a referral from someone that they really trust.


But either way you need to build trust, whether it's from you or the person referring you, trust needs to be built.


So how do you build trust? - for a longer definition I will write another blog post. But trust is something that is built over time and the best way to build it over time is to stay in touch with the person. This is why it is SOOO important to capture the leads contact information.


It is possible to build trust simply by the person seeing your ads over and over again, but that is more expensive and produces less results.


The best way to stay in touch with someone is to have a variety of contact mediums: meaning physical mail, a phone call, doorknock, and email. And now you can add contact via social media such as facebook.


The easiest lead capturing over the internet is getting an email address and/or connecting on social media. When doing this, I recommend offering something for free in exchange for their information. For example if you are trying to corner the condo market you could offer a free report called "West Los Angeles Condos: where to find the best bang for your buck" (obviously you can replace west los angeles with any other area)


In that report you could name the top 10 buildings for: overall value, lowest price, most luxurious, most walkable, etc.


Or if you are cornering a different market such as investors, you could invite people to join your exclusive, off the market, "Best investment deals in Los Angeles alert list" - a sample of how you could pitch this is: "I am an investor and I am constantly looking for good deals. Although I am buying some of the properties I find, I have too many deals for me to close on all of them. Enter your email below and I will let you know when I have my next great deal and we'll see if it works for you."


The more information that you ask for, the less likely someone is to give you their information. One way of getting the most leads, but still getting as much information as you can is to have a two step process. Meaning have them enter just their email, click "submit" then the next page asks for their name, address, and phone number. That way you'll get all the people who would only enter their email, plus you'll get extra information from people that are willing to give up that extra information.
