AlamedaMarket Report - Homes Under $500,000 for the period from November 1, 2011 to the present shows that there were 47 properties for sale.  During that time 23 homes were sold leaving 24 still active and for sale.

AlamedaMarket Report - Homes Under $500,000 shows that the average days on the market was 71 days.  Interestingly, of the 4 bedroom homes that went on the market in November 1, 2011, three sold in an average of 30 days on the market.  The fourth 4 bedroom home has been on the market for 135 days.

 

AlamedaMarket Report - Homes Under $500,000 shows that many of the homes still available are two bedroom homes indicating that current buyers want bigger homes.  Of the three bedrooms homes still available one has been on the market for 352 days, however, the others average 34 days on the market.  This market report appears to confirm that buyers are being very choosy about which homes they make offers.
