Alameda Market Report - Investment Properties 2011
During the month of November to the present there were 28 investment properties on the market. Of the total 28 properties 8 sold for a total price of $4,622,000.
The average days on the market for all 28 investment properties was 134. Investment properties in the high range, $900,000 and above, averaged 484 days on the market. Investment properties in the low price range, $300,000 to $400,000 averaged 9 days on the market.
This might be a good time to bid on Residential Income property since there are many more units available than those sold and the units have been on the market an average of 134 days. The average price for these units is $608,944. Most of the units for sale are duplexes and triplexes, 4 are four-plexes and one is a 7 unit building.
Investment properties are attractive now because prices are much lower than they have been. In addition, interest rates are still very low, even for non-owner occupied units.
