Yes, this is a business goal for 2012. When I don't put the family first, I feel guilty. When I feel guilty, I don't work as efficiently. Easy - right?
To work more efficiently, to be engaged in my passion as Mimi Foster discusses in her blog, I must have a clear mind. Therefore - focus on the family first and the work hours will flow at their best pace.
Had an internet RE call today at 10:30 am. A young voice, turned out to be 12 years old, calling for his parents. Since I speak Spanish, I was able to talk directly to the mom and then the dad to establish what they wanted. I explained that our firm has a minimum commission policy and the dad agreed. I really enjoyed talking to the dad - he wants another house (it will be his third) on the street where he lives to fix up and rent. The home he wants to check out first is coming to Auction on January 3, 2012. I had the opportunity to explain how the banks go through the legal process to regain their property at the Courthouse steps. He could get the Certified Checks for the purchase process, we could go to the Auction, and see if his bid would be accepted. I hope this works out - I love "Serial Clients"!
In addition, with the proper research, we might be able to find several houses that are in the indicated sub-division and not even on the market. Already have a possibility there. About eight months ago, an owner of six houses in that sub-division called me about listing them. We could not come to terms for an Exclusive Seller's Listing agreement so we parted ways. None of them have been listed yet. So I know that there are several houses in his chosen area that may be accessible for him even though they are not actively listed. Avoiding the whole foreclosure route may be a faster way to go for him. Avoiding foreclosures would produce a stronger title for him as well.
Then I said I would work on it tomorrow since my grandchildren wanted to go to a movie. And he said, "OK. Of course you want to be with them!" And we went to see TIN-TIN - very true to the books and an amazing 3-D presentation! Great fun and LOTS of popcorn ...
