New Listings:
Villas of Kamali’i 36 is a new listing priced at a very attractive $570K. This unit sold for $799K in 5/07 and is not a short sale. The Orchid Point condo complex on Kamehameha Road (next to Sealodge) is back on the market with a price of $3.425M for the entire oceanfront complex which consists of one 3 bed / 3 bath unit and 2 – 2 bed / 2.5 bath units. The two smaller units have been individually priced at $969K for “A” and $932K for the “B” and have been on the market for 125 days. They were previously priced at $1.495M for “A” and $1.525M for “B.” The 13,068 sqft lot where the complex was built sold for $425K in 6/00.

Withdrawn:
Mauna Kai F2 was withdrawn from the market after only 49 market days. Purchased in 1/04 for $322,500, this unit was priced only slightly higher at $348K. Bank owned Cliffs 8304, one of the few 4 bedroom units in the complex, has been withdrawn after 306 days on the market. Will this then go to auction? What does a bank do with a property they can’t sell after 300 days? Wait and see. Bank owned Paniolo 107 reduced from $139,900 to $134,900 after selling for $475K in 9/05 and being taken over by the bank on 7/11. It was withdrawn from the market a couple of days later.

Price Changes:
Ka’iulani 59 which is one of the developer’s units, reduced from $845K to $799K. Nihilani 13A, the Makani townhouse model which sold for $680,485 in 3/06, is surprisingly not a short sale even though it reduced from $520K to $499K. Short sale Villas of Kamali’i 33 that last sold for $649K in 7/04, reduced from $575K to $525K. Villas of Kamali’i 25 also made a reduction from $599K to $550K. It was purchased in 3/05 for $625K and is not a short sale. Pu’u Po’a 308 made a pretty dramatic price reduction, going from $1.350M to $975K. Looks like this seller is definitely ready to sell, after purchasing the unit for $360K in 6/03. As noted under “withdrawns,” Paniolo 107 reduced to $134,900 from $139,900 before being withdrawn. Now on to your Princeville home update:

As you can see, there’s not much to report in the way of houses although I’m happy to say that one of Santa’s elves brought me a real estate “gift” this past week in the way of a buyer for my listing on Akai Place. Thank you Santa.
