The Camp Lejeune Jacksonville NC Real Estate Market Report, comparing January - November results in 2011 to January - November results from 2010 shows a continuation of the trends that have continued throughout the year in our local market.
Re-sale homes continue to have decreased sales numbers in the market while new construction continues to maintain their sales numbers and market share of local home sales. There is still an abundance of inventory on the market, so I do not expect any change to this trend as we move through 2012. Average sold prices have increased for new construction, and though decreasing for re-sale homes, not at the catastrophic levels reported elsewhere in the country. Again, I do not expect any significant changes to these trends through 2012 either.
Our sales numbers were higher last year (2010) than even back in 2007 (which was consider the peak of our market), so we need to keep this in mind as we are comparing the numbers this year to last so they are seen in perspective.
