2012 Earlybird House Hunting Starts Today
The Christmas cheer and celebration has come and gone, and the last week of the month is an enjoyable time to exchange gifts, shop for clearance bargains, and extend the spirit of the season through the week. It's not as hectic as last week, with most of the shopping and decorating deadlines past.
Remember how many of us complained about how some merchants were rushing us into the season by putting up decorations and promoting Christmas merchandise, some as early as mid-October? Many of us continued to express our opinions about rushing the holiday season until we suddenly realized that the rushing had evolved to the rush. Time had taken the too early and changed it to how am I going to get it all done on time. Many of us don't consider the fact that we are not full time shoppers, and we probably do need more than just a few weeks if we're going to shop in a leisurely style and still accomplish our goals.
Home shopping is similar to Christmas shopping in that what seems like lots of time, or maybe even too much time is often barely enough. Consider that the final definitive decision is really the notice to Mr. Landlord that you're not renewing the lease. Some leases require as much two months notice of non-renewal. If the lease ends in May, the notice of non-renewal may be due as early as February 29. There's a lot to do between now and the end of February.
Although yoiu don't necessarily need an accepted offer by the time you tell Mr. Landlord you're moving out, you do need to know that you are willing to allow yourself the lifestyle upgrade. You do need to know that you can get good financing terms, and that the payments will feel comfortable enough for your budget. You do need to know that there are homes on the market that have the size, location, condition, and price that will make your lifestyle upgrade possible.
Although there is virtually no risk in working a little ahead of the calendar, trying to squeeze a few months' work into a few weeks makes a fantastic outcome a little more difficult. Don't risk making a poor choice because you waited too long to get started. Now is the time to arrange a convenient time for an initial home buying feasibility consultation.
