Homes For Sale in Phoenix $100K - $300K something many people are not aware of is that homes for sale in this price range are moving quite quickly, especially if the listing agent has property posted the information in the MLS, with accuracy, complete details and spelled out the features of the property. Also most people are not aware of how much of a positive real estate market there is, especially in northeast Phoenix.

Just as an example in the past month I have sold more homes representing buyers who are paying cash, than I have in the past ten years! Unfortunately many people who are not familiar with the market, how good of bargains there are out there, how low interest rates are (BELOW 4%) and how many times there are multiple offers being submitted on homes for sale in Phoenix $100K - $300K.

There are a couple of benefits to having a Realtor represent you who is knowledgable in working in this type of market. Most people never consider or realize according to the National Association of Realtors the AVERAGE AGENT SELLS 3 to 4 homes a year. For the past 25 years I have NEVER LOST when there were multiple offers, and I was representing a buyer. That is a very powerful statement, and I have even had real estate brokers say I am: OLD FASHION because of one of the techniques I use. Most Realtors who have less than 15 years in the business do not even know how we in that top 20% operate. Because someone started something about 20 years ago that was the most unprofessional, ignorant, unpersonal form of business I have ever seen in my almost 32 years in the real estate business. Sounds like some pretty aggressive words?

All of the Realtors I have communicated with over the past 15 years are unaware of how to represent buyers: By making an appointment to present offers face to face with the seller and listing agent! When this is done YOU HAVE CONTROL, when it is NOT DONE, you DO NOT HAVE CONTROL. Simple as that.

Unfortunately Mr and Mrs Buyer "THE PUBLIC" have even less knowledge on how the business works, and you can't expect them to tell their Realtor HOW TO REPRESENT THEM!

A couple of other ideas that have worked well for me when there were multiple offers, I have the knowledge and am NADOTA, that means NOT A DUPLICATE OF THE AVERAGE. to do things DIFFERENT from other agents; one of the reasons I HAVE ALWAYS WON for over 25 years. Which is more? $1,000 earnest money or $5,000. To the buyer there is NO DIFFERENCE ---To the SELLER IT IS A HUGE DIFFERENCE ---IT JUST LOOKS BETTER, MORE ATTRACTIVE TO THE SELLER.

Having the knowledge to know HOW TO ASK QUESTIONS, WHAT QUESTIONS TO ASK, the buyer makes a huge difference in saving the buyer time. Just as an example MY AVERAGE FOR 2011 number of homes I have showed to a buyer is "four" because I know how to find them what they want, without looking at 10, 20, 30 or more homes in order to get just what they want when looking for homes for sale in Phoenix $100K - $300K.
