Sample Email to "I have an agent" and overcoming objections

People who subscribe to FMLS (I don't mention the site since I don't want it to be google indexed) will indicate whether they have an agent or not. Those taht say "Yes I have an agent" and they list the agent name... those are considered untouchable. We don't actively market to them. However those who say "No Agent" are fair game.

 

Recently one agent reached out via email and phone to a buyer that said they had "No Agent" when they signed up. The subsequent email said they suddenly had an agent. In these cases I suggest backing off a bit, but not completely. Many people will turn around and say they have an agent just to try and stop you from selling them. When in fact they don't or they don't have an exclusive relationship. So I suggested this email:

Hello XYZ,
Hope you don't mind that we reached out to you. Frank, my broker was born and raised in McLean and I live in McLean myself. You might not have realized it, but when you signed up you indicated you had "no agent."

Completely not a problem!

Just so you know FxxxxMLS, will let you view 80,000 properties, all without signing up. The benefit in signing up is the email alerts. So you don't have to check the site daily. I see you already saved one home, which is great. You will get alerts for any changes to that home, including remarks changes, price change , Under Contract and even an alert when it sells telling you how much.

One thing I see you haven't set up is alerts for a particular search. I can do this for you if you would like. No obligation. Perhaps all McLean homes from $1.5 to $3M, or a more specific alert for Bank Owned Properties over $1M in Mclean. Let me know, I can set it up in a second. It would be a shame to be registered and not use the best part of the site.

By the way I did a little research for you. Here is a link to all the deals the listing agent (for the property you saved) has done in the last 2 years in McLean for over $1M. You can see his track record including % of list price that he tends to get.

So here the email offers to help even if they have an agent. No bigyg, just login as them and set up the alerts and get out of there. Be nice. It is good to be nice to people, especially rich leads like this buying $2.5M homes. Heck they might have friends that will get your referral, or if they don't like their agent, who do you think they will call first? Hopefully you.
