November 2011 Market Report

Home for sale in Pine Knoll Shores

When Comparing closed listings from November 2010 (2 unit) vs. November 2011 (4 units), Sales are up 100%.   The number of Pending Sales has decreased year over year comparison. There are still a great number of listings currently available to choose from,  but that number has dropped 15.2% over the previous year... leaving Pine Knoll Shores with 123 properties currently available on the market.  Number of sales are up, inventory is down and prices seem to be stabilizing.

The average sales price in November 2011 was $289,250 (down 15.79% from 2010), and the average List Price in November 2011 was $561,758 (up 2.90 % from 2010).

Now IS a great time to buy property in Pine Knoll Shores, North Carolina...With so many wonderful properties still available and prices still low, not to mention LOW Interest Rates!

Hi Amy,

This seems to be an ongoing thing with inventory stabilizing.

When this happens, the prices stabilize as well.

Good news for sellers and Realtors alike. Am I wrong on this?

No Clint.... You are correct about our Market!  We are actually seeing prices increase in some areas, and all else seem to be stabilizing.... With a few exceptions, of course.  Number of sales continue to increase (woohoo), and It will be interesting to see what numbers I come up with for my annual market report.  It has been a much better year for Pine Knoll Shores Realty and our sellers.  Happy New Year!
