Is now a good time to sell my Nampa Idaho Home? I see signs every where and I don't think anything is selling....is that true?

It is a great time to sell your home in Nampa Idaho...below is a chart where I can show you why you should not hesitate to sell your Nampa Idaho home...

This chart shows that we had 200 properties sell in November 2011....this was only down slightly from November 2010 where we had 209 homes sold.
The real number on this chart is the fact that we have only 698 units for sale in the Nampa Idaho Area....including all of Canyon County. Last year this time we had 1232 units for sale.
Why would it be a good thing to put your home on the market? As you can see we have a shortage of homes for sale in our area. When there is a shortage of homes many buyers find them selves in a "bidding war". Buyers often pay more than asking price for their new home.
Interest rates are low now....so a buyer can buy more of a home than they could if interest rates raised up even a little bit.
Yes....you may not net as much out of your home as you would wish....but if you are in a situation where you need to sell your home because your life style has changed....you need more room or less room....wouldn't it make sense to make the change now while prices and interest rates are down for your new home?
Doesn't it make sense to gain equity in the new home rather than the home you have to sell currently? By the time that the prices increase enough to sell your home for what you want out of it....your next home will be more expensive and interest rates may be higher too.
