I assembled this video to show my clients how this is the perfect opportunity to sell and upsize. A Seller's Opportunity to Sell and Upsize in this market is not a topic that many Realtors are talkiing about. But Why?

There are many homeowners out there that need to switch homes because their current home either no longer fits their needs or they project that their needs will change in the very near future.

The Seller's Opportunity to Sell and Upsize in this market makes great sense once you understand the math.

When you think about an investment (a home is more than an investment because you get to use it while it appreciates - which you can't do with stocks or gold) all things being equal - it makes more sense at the markets bottom to switch to an asset that has greater value or greater potential.

The reason the math makes sense is this:

• You are paying today on a home that had a different value when you purchased it (more than likely a higher price)
• 20% is our typical decline (at least for my area - the northwest)
• You can purchase a value property today that has a greater potential upside (more house / better neighborhood etc)
• For the same amount of money

There are 3 variables in the equation

1. Purchase Price or Cost
2. Interest Rate
3. Payment

Change any of these variables and the other 2 are affected ... change 2 variables and the effect is compounded!
