Odenton, MD, one of the destination locations for people relocating into the area because of Ft. Meade, has had a see-saw year for real estate. Through October, Odenton had been doing generally better that 2011. November, however, was a different story. There was nothing you could actually point to and say, “this the cause.” It seems that Odenton was caught up in the general malaise of the market. The Ft. Meade Base Realignment and Closure didn’t generate near the number of sales that were anticipated. If you look at the pendings, you’ll see that the months of December and January look to be doing just fine.
The median sold price remains steady and ahead of last year. An excellent sign in a market where prices are declining in many areas.
