Real Estate Agent with Coldwell Banker

We go back and forth about continuing to advertise in our local paper, the Los Gatos Weekly. This is not the big newspaper, it's a local paper which comes out each week. I'm sure many of your towns have something similar. The top producers consistently have full page ads costing between $600-$1,000. Is that constant presence worth the money? As a top producer, does it maintain that image to the public? It's a little scary not to be there but I can't attribute any business to it either.

We would love your thoughts.

I still get most of my business via SOI and direct contact with folks. In the last year, I've really pulled most of my print advertising...and don't miss it.

It is about testing your results.  Some things might cost more, but your ROI is greater.  So do not worry about how many people will read it.  At times smaller papers will get you a better ROI.

Test smaller ads in the paper and not the classifieds either.

That is how we get our business as well but will it hurt name recognition not to be in it? Do you have a similar local town paper?

Listening to your Needs
They tell their clients it works but more than likely its a way realtors used thier ad money in the past. Get a nice niche website and you will have a much better return.

In my market, sellers expect to see their homes in the local paper. I advertise (1/4 page ad) once or twice a month and it's a bargain. I also post my listings online and in my monthly newsletter. I have more realtors tell me  " Oh, you're so busy, I see you all the time" so for me it's worth the money.
