If EIFS was installed like this in the past there wouldn't be any problems today.

          2.Approved Joint Reinforcement

          3. Acceptable Sheathing

          4. Code approved air/weather barrier

          5.Cement Board

          6.Cement Base Coat

          7.Standard Reinforcing Mesh

          8.Acrylic Finish Coat

          9.Flashing or Starter Track
 
 
 
 Compare the above with EIMA's recommendations.

It looks like a stucco install or something... so help me out.. what exactly is EIFS?

EIFS is an Exterior Insulation and finish System which is commonly referred to as synthetic stucco. There has been alot of controversy associated with EIFS because houses were being damaged due to moisture problems. The industry for the most part blamed the applicators and continued selling the Barrier systems.

As a result of incompetence on the part of everyone, but mainly the industry executives for specifying EIFS for wood substrates, homes were rotting all over the US which in turn led to issues with insurance companies not wanting to insure and buyers not wanting to buy EIFS homes.
