Would you like me to list your house or sell your house?

I am convinced that this is a question that we have all asked, wanted to ask, or are going to ask at some point in your  dealings with clients.  These past few weeks several potential clients have approached me with the intent of listing a home with me.  Fantastic, right?  So we sit down, go over some basic info, go over a few marketing plans, talk about the weather, etc, etc, etc.  Then we get to talking about how the home might perform in the market and about price. 

This is where things can get all blended with the emotions and logic and numbers.  Recently I sat down with a client who could not wrap his head around the fact that I couldn't list his property for what he wanted to list it for.  We all know, that in this type of market you either price it right first or you are continually playing catch-up.  And even then, you are not always right. I tried to explain that he was selling a property in an area with a huge amount of inventory and listing at an estimated $60,000 over most of the comparable properties would just be a long disappointing road of waiting for that "it just takes one" buyer.  We are still in touch and I am in the process of explaining his options so its still up in the air.

A listing agent can literally be a "listing agent" in that, they take as listing, no matter how over-priced in may be and just place it on a list of other homes for sale.  Or you can be a SALES professional and create sales by doing the research and presenting good information for your client so you can help them make an informed decision.

That is something I always say with a very straight face, "I don't list homes, I sell homes"  and they look confused sometimes when I say that.  I just reiterate that I will not list a house over priced and that I like listings that I can actually sell, not just list as I don't get paid just for listing a house.

Exactly.  I think we've all had those listings we knew would never sell and know how they affect you and your business.

Adam -- you are dead on accurate!  You didn't exactly use these words, but unrealistic pricing at listing is frankly...dumb!

I completely agree.  People don't realize it but bad pricing costs them thousands of dollars in the long run because by the time you catch up, you are still trying to catch a falling market.
