One of the best compliments we have gotten over the years was from a couple who has FIRED their first agent and hired me.  Just before closing the wife shared that she really appreciated that I weeded through the homes and just didn't do the massive "home dump" e-mails to them.

When I went to visit my son I met his neighbor and the talk to turned to real estate. He told me that he went through 4 or 5 agents before finding the one who would listen to him. He had a very specific requirement - he wanted a home on a cul-de-sac because he felt it would be safer for his young children. He said he couldn't believe how many homes on busy streets the agents tried to show him.

It's difficult when your clients have a long list - but this poor man had only one concrete requirement and they still couldn't listen.

Hi Todd - this is a reason why I am not a fan of the automated email system of sending listings to potential buyers.   Let me decide if a property may be the "one" for you and not load some parameters into the "system" that will give you the daily hotsheet.   Let's sit down and discuss your needs/wants/must-haves and I'll do the work(both online and real leg work) to help you in the search.   Definitely one of my pet peeves(and I'm sure many buyers will agree).   As Joni, stated in her comments(#1) --- love, LOVE this post!

Todd, I showed my current buyers about 13 homes total.  I had previewed three days before they came to town and that was the trick.  I was able to eliminate the ones that would have been a waste of time.  It's a good life.

I also do my homework, preview homes and eliminate the properties that I know don't fit the requirements. Happily we all spend a lot less time in a car. :) If we can't do that for our clients, we aren't doing a very good job. Being a good Matchmaker is an apt description for the kind of service you provide.
