All I did was.... take a dated kitchen and make it look move in ready.

This home staging in Vaughan had me perplexed at first. I really wanted the kitchen cabinets that were installed in the eating are removed. They seemed to be floating in mid air, they really needed to come down. Or I thought, they really need something below them to balance them out on the wall.

In the end, our team did neither.

We staged the white cabinet with a brand new set of dishes that the client had tucked away in the basement. While I was down there, I spotted (no pun intended) the cow theme seats on two, older looking black chairs. As stagers, we all know we have to keep our eyes open to find the hidden gems in the houses that we stage.

This is what Adantage Staging did to create a modern, funky kitchen that would appeal to the younger families moving in to this neighbourhood.

Kitchen After Staging

It worked. This home sold in two weeks just before Christmas. A tough time to sell according to some people. Simple, effective staging ideas created by using things from the home owner. A dish set, three red apples on a white ceramic tray, and two cow theme chairs that now show seating for six people instead of four.

Investment, minimal.

Impact, priceless.

Remember, staging is always less than the first price reduction.

When you are ready to sell, Advantage Staging is ready to be part of your marketing strategy.

Minimalist ideas sometimes make the best chioce Michelle. I think you pulled it off! Although I still like your first thought, get rid of those 4 cabinets in the dining area and hang a piece of art.

Hi Michelle ~ congrats on helping your client get to a quick sale!  Those cow seat covers are fun and obviously helped get the desired effect  .... a SOLD sign!!

Those 4 extra upper cabinets are just so architecturally wrong!!  But your good staging helped take the emphasis off that.

Hi Michelle...Your touches with the cow chairs, black dinnerware, apples, along with a good de-cluttering really helped the dining area in this kitchen.  Changing the drapes and matching them to the water container was a nice touch.

Hi Maria, when I first saw the back of the frame of the chairs I sort of kept looking. Then I noticed the seats. Then I knew I had something to give the kitchen a  young, happy look to it. The clients did not want to remove the cabinets so this idea made sense to me.

Hi John, I have to agree with you about the cabinets. I still think they should have either come down or had a modern sideboard below them to ground them. The neighbourhood is filled with kitchens that people try to create more storage in. This route did the trick though and all that counts at the end of the day is that the house is sold. Happy clients, happy agents!

Hi Jane, exactly. I distracted the eye for a bit with the cow chairs.

Hi Maureen, I have a similar lay out in my own house. I have planned for  several solutions when I renovate. The agents really wanted the cabinets to stay as it provided so much more storage. It was definitely an awkward eye catcher.

HI Kate, changing the drapery to the blue colour really calmed down this distracting kitchen. You have an eagle eye to see the effect it had on the room.

Michelle.....I agree that the cabinets in that area are "floating" and seem very odd and really ODD with that extra WHITE cabinet.  BUT you made it work with the staging!!

Odd, but many people would look look at those cabinets as SUPER - extra storage!  I would have grabbed those chairs too!  ;)

Hi Kathy, I didn't know what looked more odd... the floatin cabinets or the white cabinets added at the end of the run. All I knew was that it added up to a huge distraction that buyers potentially would see no value to and only money to be spent to fix it to look better.  Once we found the brand new set of dishes I took the look from there and voila! an updated kitchen.

Hi Julia, exactly! Most  homes in the neighbourhood have very large families in them. They always need more storage space. That's why it was agreed by the client, the agent and my self to work with them. The results speak volumes about the final decision.   Don't you just love the fun chairs? I couldn't let those go unused in staging this house, especially when I was using the Barcelona style chair in the adjacent family room.

HI Wendy, I've watched your work and you have what it takes to figure out these curve balls when staging homes as well. Thanks for stopping in to see these "floating shelves". Not quite what Ikea had in mind!

Hi Tori, I find that there are practical people in the world and creative people. This family needed more storage in the kitchen. Being a practical family, they installed more cabinets at a height that suited them for their needs. No thought to design, just practical storage. You and I could never live in a home with cabinets installed in that way though. We would have them down the first hour in the house and another solution in place. Same result, more storage- it would just look a whole lot better.

Hi Kathy, those hanging cabinets were just so" in your face". They were dark and heavy looking and then the white cabinet at the end made one wonder what the heck was going on in that kitchen. We talked about painting the cabinets the same colour as the wall to make them disappear,, or removing them ,but in the end, staging with the dishes and the cow chairs seemed to get the eye to rest on something else that wasn't quite so odd looking.

Thank you for the feature, most appreciated.

HI Valerie, cow chairs just say fun don't they? The clients were very happy that there was no work involved plus no cost involved. The agents were happy as the listing moved forward in a couple of days. A win win situation for everyone.

Hi Kim, Those cow chairs had the desired effect, it added a happy note to the house and added something interesting to the mix.

Hi Michelle, Simple and effective changes bring results every time as you well know. People think you have to make drastic changes to stage a home, however, you can see from these photos, a few well placed items that the home owner already had did the job.

Hi David, Thanks for stopping in to see this simple staging. I equate it to paddling a canoe. ( I know, a truly Canadian activity)  You don't have to paddle madly to change direction. You just need to know how to place your oar in the water at the right angle to get to your destination. In this house, it was a few simple changes that made all the differnce to how the buyers percieved the property.
