I have had great business, great repeat business but I am not getting as much referral business as I would think I shoud be getting. What suggestions do you have for getting my clients to pour out the referals?

Start a customer list of people you have sold homes to and send them a mailing every month. Or any other creative idea you can come up with to let them know your selling homes. Your best lead is the customer who you already served, ask them for a referral.
