To Upgrade, or not to Upgrade

I have had mixed reactions when it comes to other realtors showing my listing while it is being upgraded.  Some have said they like it.  The bathrooms and kitchen needed some section I work done on it.  We have passed the open wall inspection and have replaced the floorboards.  I have been asked by a couple of realtors if we will be replacing the kitchen cabinets.  When I answered with a no, they seemed disappointed.

Maybe I should suggest the upgrades to the owners.  Although in our market, a steady decrease in asking price seems to be of order.  Maybe incurring more costs without receiving the value back at closing may not be in their best interest either.

Hi Wes, I find it hard to have a firm rule on the subject, and tend to decide on a case by case basis.

Wes, This is not the type of market to have a property shown if it is not 100% turnkey. First impressions will make or break you in this market so better to hold off on letting buyers in before the place is ready.
