Today’s View – Jan 2, 2012 – Detach homes near Glenmont METRO station.

 

This is a market report covering detached homes within 1 mile of the Glenmont METRO subway station in Silver Spring Md. 20906.  At the time of this report (1/2/2012) there are 23 such homes on the market for sale and 34 homes under some form of contract.  In the last 60 days 31 detached homes have successfully completed the sales process.

 

Two Bedroom Homes

There is one two-bedroom detached home on the market for sale at this time.  This home is currently listed at $165,900 and has been on the market for less than two weeks (12 days).  There is also one two-bedroom detached home that is under some form of contract at this time.  This home was last listed at $150,000 and was on the market for just over four months (121 days).  Two two-bedroom homes in the area covered by the report have completed the sales process in the last 60 days.  These homes sold for $123,000 and $222,750, with the average days on market being over three months (103 days).

There are 18 four-bedroom detached homes in the report area under some form of contract.  The last know list price of these homes ranged from $205,000 to $399,900, with the average being $281,158.  The days on market for these homes with the current realtor ranges from a week (7 days) to over eight months (266 days), with the average being over two months (69 days).

 

In the last 60 days 13 four-bedroom homes have successfully completed the sales process.  These homes sold for between $226,889 and $435,000; with the average being $306,615.  The days on market with the last know realtor ranged from a day to over five months, with the average being just over two months.

 

Five Bedroom Homes

There is but one six-bedroom detached home in the report area on the market for sale at this time.  This home is currently listed for $350,000 and has been on the market for nearly three months (83 days).  There are no six-bedroom detached home under any form of contract in the report area at this time.  Two six-bedroom homes have successfully completed the sales process in the last 60 days.  These homes sold for $390,000 and $570,000.  The days on market with the last known realtor ranged form a month (30 days) to over four months (129 days).
