Open houses work! I see them as a benefit as my clients love the exposure and I have a set time each week to get some work done. I always bring my laptop along! I make good use of the downtime during this scheduled time to get certain tasks done as well as make some follow-up calls.
There are several things you can do to promote your open house and attract buyers. In order to get traffic it is important that you advertise your open house by posting it online on sites such as www.craigslist.org as well as on the MLS. A newspaper ad with an Open House banner also works. I also put signs up the day before with the day and time of the open house. Sometimes something as simple as a gift card drawing will attract potential buyers. Another tool I use is a feature sheet listing of all my properties that I have on the market this way if the house we are at isn’t for them, they can see all my other listings. If they aren’t already working with someone one and are happy to work with me, I can also search the MLS right there at the open house to find a home that better suites them.
There are so many other things you can do to host a successful open house, these are just a few ideas.
