Hampstead, New Hampshire was incorporated in 1749 and is just about 7 miles north of Exit 51B off of Interstate 495 and about 10 minutes East of Exit 3 off of Interstate 93.
The reason I say 10 minutes is because the state just opened up this new route which is 2.75 miles in length, extending from Searles Road in Windham to Zachary's Crossing in Salem. Also completed is the reconstruction of approximately three-quarters of a mile of NH Route 28 and a new intersection with the bypass. The traffic switch took place after the morning commuter hours. Police officers and flaggers were assisting motorists by directing traffic during the transition. Minor traffic delays were expected.
Major work remaining includes the reconstruction of NH 111 from Searles Road to I-93. When completed, the new bypass will run approximately 3.25 miles.
This bypass has alleviated a ton of traffic from the five way stop at the junction of Route 111 and 28 in Salem.
You used to get hung up there for a good ten minutes in the early morning during commuter traffic.
Now with the bypass in, that ten minutes is your time now. So sleep in or give the kids or your spouse an extra hug before you head out in the morning or evening. Read Monika's post on this bypass.
Hampstead New Hampshire Real Estate sales have been very slow compared to past years. I have provided a couple of sales charts to show you the difference between January 1, 2006 thru October 31, 2006 versus January 1, 2007 through October 31, 2007
As you can see only 39 single family homes have sold in this time period compared to 65 last year during the exact same time frame. Also you'll notice that the median price per square foot is down $10.00 per sq. ft from last yr. The average sales price is down $ 47,000.00.
