Where do you find the best value/least expensive home in Barton Hills/Zilker area of Austin Texas?

Many people in Austin Texas want to live in Barton Hills or Zilker neighborhood. But what many people don't realize is this "area" is really comprised of several small subdivisions built over about a sixty year period. Some of the subdivisions are: Barton Hills, Horseshoe Bend, South Lund, Stenger Addition, Payne Loyd, the West End Addition, Glencliff, Barton Heights, Wallingwood, Hill HP and Zilker Skyline, just to name a few. This area is part of the famous 78704 zip code. To many its also known as the "hip zip" in Austin. Its called that because of the number of cool places like Alamo Drafthouse, Kerbey Lane, Matts ElRancho, the Saxon Pub, the greek Opa, and my personal favorite Olivia. This area seems to have more hip places to grab gourmet coffee or get your hair cut/colored or buy a new guitar than any other part of Austin. I lived in the '04 for many years, until my husband's sailing addiction made a move a little further west necessary.

So to help people know what is happening in this area I have enclosed a list of homes that are now listed for sale in this area. There are 10 homes which range in price from $375K-$717,075. Now when trying to determine the value of a home, you take the sales price and divide it by the square feet in that home to come up with a "list price per square foot".

Right now the best value appears to be the home at 2909 Kassarine Pass. It is a three bedroom two bath home built in 1977 with a two car garage and 1954 square feet on a .278 acre lot for only $191.91 per square foot. Now bear in mind this home has foundation issues. They have a bid from Centex for about $15K for repairs, which does not include repairing any pipes or electrical or sheet-rock which may be damaged once the leveling is done. When you consider that the average home for sale in this area is $248.03 per square foot, and the high PSF is $305.63, this home is quite the bargain! So if this home were in average shape for this neighborhood you would expect it to be priced at $484,650.

Right now there are some new homes being built as "in-fill", this happens in central neighborhoods when an older home gets torn down and a new one is built in its place. Sometimes developers will even build 2-3 condo homes on what was a single family lot. Right now there are four newer homes for sale that were built between 2000- 2011. These homes are all on those smaller lots averaging .about 14 of an acre. See list below for details:
