What is the purpose of a sign? To sell the house or attact business to the agent?I use a variety of ways to attract buyers to my listings. Some of those methods include open houses, internet marketing, direct mail and signs.

Yes, a sign in the yard can produce a sale. But what is the purpose of a sign? To sell the house or attract business to the agent?

To be truthful, the answer is both. Agents hope the sign will bring in a potential buyer to the seller's home.

However, if that buyer does not find your home suitable, the listing agent hopes to gain a new buyer.

My primary focus is to sell your house. While I am happy to assist buyers in the purchase of a Franklin TN home, the sign I have placed in the seller's yard is in hopes of actually procuring a sale. To accomplish this, I provide a completely custom sign made specifically for your home.

1420 Holly Hill Drive Franklin TN 37064The signs are unique to each home. Buyers will see several photos of the interior of the home on the sign. The sign also provides buyers with a text code to access additional photos.

This text code directs them to a single-property website unique to that property. Buyers will be able to see 40 - 50 interior photos, a description of the home, proximity to local amenities and even documents concerning this home.

Not only do buyers get an abundance of information about your home, their contact number is immediately sent via text and email to me so I can pick up the phone and call them. I then call the buyer while they are still in front of your home. What a great way to find a potential buyer.

Tammie, I love your sign.  That is a great way to market your property to those passing by.  A passerby who can see those photos will definitely be more inspired to look than someone with a more simple sign.  Very nice!

I've never seen that approach before - signs with photos of the interior.  That's brilliant!  Generally, signs are useful in getting leads to sell the house.  I have a client right now that won't allow a sign and we'd be getting leads if we did.

We use our office sign and our personal rider on the sign.  Our signs are not as eye catching as your sign but they look good.  They are there to promote business for me and my office and to sell the house.  I usually have a QR code on my rider that goes to my virtual tour of the house.

Evelyn - I haven't put a QR code on my signs because of the texting feature. Everyone may not have the ability to scan a QR code but just about everyone has texting.

Tammie: I like this a LOT...going to do some research to check out what this would run me.  I still have a requirement to prominently show my brokerage but I like the idea of giving as many home details as possible.  Another unique selling point when going for a listing appointment too.

Anita - In TN, the agent's name can't be larger than the broker's. So I kept the names the same size. Sellers do find it impressive.

A sign should do both in my opinion.  Attracting business to the agent can also mean bringing in a buyer where Duel Agency is allowed.

Vern - I'm not going to tell you that I disagree. However, as the listing agent, my primary function is to sell the house.

I see agents all the time who take over-priced listings because of the potential to pick up buyers off the sign. They don't even care if they sell the house. I'm not saying that's what you are doing.

It is because of agents like this, that the rest of us get a bad name. I implemented this sign to improve my sellers chances of selling their home. If I pick up a buyer or even a seller because of it, that's great but not the reason I am using this form of marketing.

Tammie-you know I subscribe, but caught this first courtesy of JONI-so thak you JONI< as well as Cindy for sharing the original idea. I love this sign for several reasons...it is a great edge for your sellers, and engages buyers and agents quite effectively, but when you feature a nicely prepared property, it raises the bar for every single RE person-agent and preparer. Great job!

Marie - I agree. I saw a listing today was in terrible shape. I blame the agent. The house looked bad and the photos were worse. What is that agent doing for his commission?

Now that is a clever sign! I love that & I can still use my existing posts. However I would make sure those photos don't show valuables like plasma TV's or stereos. You don't want to risk the sellers getting robbed. Thank you for sharing a great idea!!
