Braemar Property Values:  November-December 2011 (Arista Series)

One of the first things Braemar was hit with in the New Year was a snow squall.  The temperatures got bitter cold (mid-teens) and before you knew it, snow flurries turned into a furry of snow.  It didn't dump much on us, really just enough to turn the streets white for one night.  That was a few days ago.  Today temps were in the high 60's.

Now that November and December are behind us we can close out the 2011 stats with a look back at the Braemar real estate market.  In particular, we'll be looking at the resale activity of single family homes built by Brookfield Homes in the Arista Series.  These include the following models:  Allister, Buckingham & Canterbury.

There was only one resale of a Braemar Arista Series home between the months of November and December.  It was a Canterbury model with four bedrooms, four and a half bathrooms and a fully finished basement.  It listed for $450,000 and sold for $442,000.  That sale price becomes our new average market value for homes in the Arista Series, bringing property values down slightly over 4% since last report (September-October 2011.)  Since there were no sales at in the Arista Series in November and December 2010, we have no idea what property values have done year to year.

If you placed your Allister, Buckingham or Canterbury model home on the market, priced to current market conditions, you could expect to have it under contract in about one week.  You could also expect a buyer to NOT ask for closing cost assistance.  Competition for homes is fierce right now and serious buyers are doing what it takes to go under contract and get a Braemar home.  That includes not asking for closing cost help.
