Being the Realtor, do you stay with the home inspector, when their is a renter in place?

Renter leaves front door unlocked for home inspector!! Buyer arrives 30 minutes before Inspector, Owner, or Realtor.  Buyer goes on in the house and looks around.

Now this is not nice is it?

Owner, not renter is upset!! 

Should the Realtor that is representing the buyer scold her and tell her never do this again?

Owner has already instructed the renter to never leave the door unlocked again concerning the sale of the property.

 Should the Realtor have stayed the duration of the inspection because the home is being occupied by a renter?

Has anyone here on AR ever had a bad instance with a situation like this?

I don't think I like the inference made in the title of your post.

Perhaps it should be re-titled to:

Being the Realtor, do you stay with the buyer , when there is a renter in place?

As a Buyer's Agent I always stay for the entire home inspection and as a Listing Agent I always make an appearence to make sure everything is ok.

The Realtor should stay the duration of the inspection. Both buyers and sellers. I didn't attend a walk threw once. The walk threw was to see if everything was completed on the inspection list. I represented the sellers. The buyer agent started to reinspect the property and was demanding that cosmetic repairs that were not on the inspection report were to be made before the closing that day or they would not close. He make these demands to my sellers. He broke the law talking to my clients without me present and he intimidated them. I will never allow this to happen again. Closing did go as planned.

When I write a contract and we have a home inspection, I ALWAYS STAY WITH THE BUYER and home inspector.  Normally the owners (or renters) are not home.  I think it is the courteous thing to do both for the owner and the purchaser.  Would you let a purchaser look at a home without you? 

I don't know that I would "scold" the buyer although I would think they would have had a little more common sense too.

I think it is our obligation as a buyers agent to ALWAYS stay the entire time of the inspections.  If you don't, you are really hurting the image of a realtor, in my opinion.

God help you if I show up at one of my listings and there is no Buyer's agent in attendence. This is not even open to discussion. If there is to be an inspection of any kind involving a client you are representing. You must attend. The client does not set foot on the property or linger there after without your attendence. Neither do home inspectors or others who are there at the request of you or your client.

I am always present for the inspection, and I try to arrange the appointment so the buyer is there towards the end of the inspection.  Thus, allowing the inspector to do his job uninterupted, and by the time the buyer arrives, the inspector is ready to cover each point with them.  I try very hard from the beginning to instill with the buyer, that it is proper to always have their agent present when wishing to enter a house that they may have under contract.  That until they close and have the key, it is a important to ALWAYS be represented, even if it is to open the house for the carpet people to measure the floor. I would not scold your buyer, it may just build a defensive hard feelings.  I would make sure that if the buyer wants entry again, that they understand, it is ONLY with you, and by appointment.

Just one more thought:

My inspections on a single family home average about three hours. Further, I believe this to be average throughout the Home Inspectionn Industry. (if your Inspector takes only one hour, you should be looking for someone else)

DO NOT rush the Inspector.. be prepared to "Waste your Time"

"Most" Home Inspectors will do a thorough job, but, if pressed, will start to feel some resentment. That"s when ALL blemishes seem to appear in a report. 

By all means... be present... I insist.... but don't 

A.  Stand in my way... or

B.  Press me to "Hurry Up"

I am there for my client.... Period.

Why wouldn't you stay with your client? Is there some reason you are asking the question. And as far as the tenant is concerned.....What difference does that make?

I also do not understand why the buyer felt they had the right just to walk into someone else's home. Inspection or no inspection. If it was my buyer, I would not scold them, however I would have a discussion with them about what is acceptable behavior and what is not. This is trespassing, pure and simple.

I do not see it as either the buyer agent or listing agent's responsiblity to "guard" the house while an inspection is being done.  What happens if something does get stolen?  I would not want to take the blame.  The job of guarding the property belongs to either the owner or the renter and nobody else.

Certainly the buyer should not have walked in on their own.  In fact the buyer could have possibly faced getting arrested for unlawful trespass.

Many of these inspections last for hours.  The last one I had done lasted 5 hours.  I don't see a need for the listing agent or the buyer agent to hang around and twiddle their thumbs during this time.  The listing agent should probably make an appearance at least. The buyer agent should be there at least at the end of the inspection in order to have an understanding of the pertinent repair issues.
