Braemar Property Values:  November-December 2011 (Carriage Series)

Happy New Year to my fellow Braemar residents!  Seems that 2012 is off to a good start, but I know that because I took the time this week to compile information about our Braemar real estate market.   Allow me to share that with you. 

For the purposes of this particular report, I will share stats on the Braemar Carriage home market for the last two months of 2011.   A Braemar Carriage home is characterized by the detached garage or parking spaces in the rear of the home.  There are four types of Braemar Carriage homes and they include, from smallest to largest the following floor plans:  Maplewood, Norwood, Oakdale and Parkdale.

There were two Braemar Carriage homes that sold between the months of November and December.  The high sales price was $357,000.  The low sale price was $340,000.  Both were the larger Braemar Carriage home models.  One an Oakdale, the other a Parkdale.  The average of their sales prices gives us a new average market value for Braemar Carriage homes of $348,500.  That means over a 13% increase since last report (not surprising since all those sales were the smaller Carriage homes) and nearly a 15% increase since the same time last year.

If you placed your Braemar Carriage home on the market, priced to current market conditions, you could expect it to be under contract in less than two weeks. You could expect a buyer for ask for a small closing cost contribution.

Michelle:  I took that photo a couple years ago.  Hasn't snowed but once here this winter.  And that was a quick squall that just made the roads white.

Ginny:  There were smaller homes that sold last reporting period.  This time around they were larger.  Still, there are less homes are the market at the end of the year which usually does increase sales prices.

Scott:  I love living in Braemar.  The Carriage homes always remind me of home in a Christmas tree village.
