Beware of On-Line Mortgage Rates that are bait and switch!

How many times have you or your clients gone online to check mortgage rates to only find out that half way through the transaction you were switched to a much higher interest rate?........ and you are not closing on time! You see if it is too good to be true it probably is. There is no way that these companies can quote you a rate when they don't know your Fico Score, Debt to Income Ratios and even your Loan to Value Ratios. There are too many factors involved with a Home loan these days.

Reality is that if a buyer makes an offer with an out of state lender they are asking for trouble. You are 100% right abouth the bait and switch. Too many times the deals don't fly. I try and get them prequaled by a local lender even if it is one of the megabanks.

thanks for the comment Bill you are so correct! Working with a local lender that knows you and that market makes all the difference in the world.... many of these large companies no longer even have real loan officers working the phones. They just pay a customer service rep to collect the info knowing nothing about how to structure the deal.
