Open Houses vs. Private Showings

Even as a Realtor that spends most Sundays doing at least one and usually two open houses, I can't tell you how ineffective they are in today's market.



If you are looking for a new home and have researched some properties that seem to match your needs, you will find a private showing to be the best way to view the homes. Have your agent set up the showings based on your schedule. This will ensure that you have enough time to dedicate to each property in order to make the best choice. If the house is vacant and on a lock box, you may not even have to have the listing agent there.



It can be uncomfortable to express good or bad feelings about a home at an open house while there are other potential buyer lurking around. If you set up an appointment through buyers agent, the listing agent will spend more time showing the house and less time trying to get your business.



Sometimes after work, on a Saturday or even if you can sneak a day off during the week can give you the mindset to focus on one or two houses rather than trying to see as many as you can on Sunday between 12-4.



I would guess that if I get 4-8 groups through an open house maybe one of them actually knows what the asking price is before they walk in the door.



It's a big decision, take your time never look at more than 4 houses in one day. Use your digital camera to highlight good and bad features of the properties that you see. Rely on your agent to ask questions that you might not think to ask.
