A Good Sign of Progress

J Philip Real EstateI'll be the first person to admit that I do a crummy job of leveraging my database of past clients. We don't have any regular communications like newsletters or emails, and that is a lost opportunity. The company will be 7 years old this June, and by that time I will have a good system in place to reach out to our past clientele with some regularity.

That said, in the past few months I have noticed a nice trend: we are getting more referrals from past clients. It makes sense; with almost 300 closed transactions since 2005, somebody was bound to refer us a friend or relative. And they are. 

When I started the firm, I actually hadn't sold a house in 5 years. I kept my license up and qualified as a broker because of my active career as an agent from 1996-2000 in Rochester, NY. But that was 300 miles away, and I had no referral base in Westchester. I started the company from zero, literally, earning every client through prospecting. Nothing was easy, and no one looked me up at the behest of a friend or relative. It was all my beating the bushes. 

Three months after the firm was founded, my brother Paul passed away very suddenly. Two years in, the Sub Prime Meltdown hit. The following year the Financial Crisis hit. Two and three year old companies seldom have much of a referral base of past clients to draw from. We sure didn't. But we weathered the storm, and as 2012 begins, I can point to half a dozen active files that are sourced from past business and not from marketing. Each year, the percentage has grown, and I have to say that among the most rewarding feelings in the world is a past client entrusting their loved ones to my care. 

As I said, among my plans in 2012 is to do a better job of being in touch with past clientele. It isn't just about soliciting referrals, but also to be a resource to those that trusted me in the past. However, it is smart business too, and no matter if people think of me because we're in touch or they just recall a good job, I have to say that the more referrals we get the more I love them. It may sound a tad corny, but it really does inspire me.

Good luck with your communications and marketing plans for 2012 Phil! As others mentioned I also use Constant Contact to keep in touch with my clients via regular email newsletters. The process is simple and cost effective!

I'm always surprised that so many agents don't keep in touch with past clients. I ran a check on one agent's sales from the previous 12 years and there were numerous people who had moved again but had not contacted the agent.

Phil,  I fail terribly in the "keeping up with past clients" category.  I do hope you'll share with us how you're going to do that..  I think about it..and sometimes make efforts to do so, but not on a consistent basis.  Hope your 2012 is an awesome year.

I enjoyed this post. I decided to try the FREE TRIAL for the ixactcontact product. Choosing which CRM  was a stumbling block NOW BEHIND ME!  I am finding ixactcontact easy to use. Their technical support staff are very pleasant.  When I was wondering if a certain work-around was possible, they answered propmtly and thoroughly. They even offer to enter your contact base for you.

Jennifer Allen Hagedorn, an AR member,  offers a longer free tirial if you enroll via her website called Selling with Soul. All in all - a two month trial - that should be long enough to see what benefits  ixactcontact holds for me.

Nice to hear about your success. You had your own roadblocks to challenge you along the way - glad to hear you are doing well.

Hi J Philip - My business was grown by beating bushes and referrals. Now 20% percent of my clients lead to 80% of my work. It means a lot when a client sends someone new your way.

Many of us know how tough it can be to gain momentum due to loss and having starting over - way to keep going. Imagine where you'll be in another 7 years!

I've made a concerted effort to keep in touch more with my past clients.  Several have given me referrals and those have almost all panned out.  I'm hoping to have semi-annual "Customer Appreciation Parties" so my clients can have some fun at my expense.  A friend of mine does this and gets a lot of leads.

Phil - I use Constant Contact to send out e-mails to subscribers who sign up on my websites.  I now have 500 subscribers and send out 50 e-mails a year.  They aren't long, but they provide a market update and news about my market area.  I also include all my listings at the end with a brief description, photo, and link to more info.  I sold a home to someone in Long Island whose relative forwarded my e-mail.  You have such a natural blogging style.  Once you set up the template, it wouldn't take you much longer to write an e-mail to 300 past clients than to write an AR blog post.  Do it!
