Anatomy of a Home Staging from Lived In-to Vacant-to Staged & SOLD in 8 Days!

UPDATE:  this home SOLD in just 8 days!

People sometimes ask if they should stage their home after they move out, wondering if it would look bigger when it's vacant.  We believe the answer lies in the photos that show a home lived in, then vacant after the family moved out, and finally when staged by our Portland OR home staging company.

When we live in our homes, we make the spaces work for us, but when it's time to sell, we have to think like a buyer.  Today's buyers want an open space where they can imagine entertaining their family and friends, a space that feels inviting.

Here's an example of a home that we staged recently, showing all three phases (lived in - vacant - staged)

In the living room: Defining the room's function & adding art to highlight the home's best features adds to its appeal & opens up the space

In the family room: Clearly defining the focal point & highlighting the fireplace gives balance & proper flow home staging beaverton oregonbeaverton home stagersoregon home staging

In the office: lightening the paint color and removing excess furniture really opens up this space

In the master bedroom: exposing the hardwood floors, opening blinds & adding light makes the room feel more open

If you're selling your home, make it easy on yourself:  Consult with a professional home stager on the best way to present your home to today's buyers for a faster sale!  This home was sold just 8 Days after staging and listing ... in the month of December!!

Great job. Too many people have no imagination and no clue how to visualize something, so staging can often help point them in the right direction.

Maureen, personally I think that 'lived in ~ vacant ~ staged' is the best scenario to sell the house. Not many people can afford that. Staging consultations help a lot, but to get the most of the home staging is to stage a vacant house. I would compare it to having a professional hair stylist making your wedding hair vs home made fix. You photos tell the story.

Hi Barb ~ Thanks for your kind words .... appreciate that!

Hi Kathy ~ The office just needed those simple tweaks to make sure buyers could appreciate it's size.

Beth ~ thanks for popping in again!!

Hi Anna ~ Staging a vacant house like this really isn't expensive at all ... much less than most people think.  We keep our costs down with efficient ways of operating our staging business.  I agree that staging consultations are very helpful, but if the home is vacant .... staging with furnishings is the way to go.  Thanks for commenting!

Fabulous transformations Maureen..hope all home stagers know it's emotional for buyers so vacants need to be staged and your photos tell the entire story. Best of luck in 2012

Hi Wendy ~ a vacant home offers no opportunity for buyers to connect with it ... thanks for your feedback, and wishing you much success in 2012!

Hi Karen ~ trays are fun to use on tables, with interesting things in them.  It's like a small "vignette" in a tray!

Maureen, you already know I think you're a master of your craft.  So I'm not sure what else to say.  great photos (as always).  Doesn't surprise me it sold so quickly.  That's my experience down here with a perfectly  staged home, priced right.

I don't think I've yet wished you a happy new year, so happy new year.  Stay high and dry and keep up the good work.

Hi Andre ~ Thanks for stopping by, and for your comment about the photos -- appreciated!!

Hi David ~ Sellers sometimes aren't sure whether a home should be shown vacant after they move out ... the photos prove the answer is "No" BUT those homes should be staged with furniture.

Hi Lloyd ~ The people in your area (like you) are smart and know that staging works!  Along with the right price, it's a no-brainer if you want a quick sale.  Happy New Year to you as well ... may 2012 bring you every happiness  :-)

Hi Valerie ~ We think buyers prefer seeing rooms that are spacious and that flow easily from one space to the next.  Thanks for your feedback!
