So what is the key to getting to that finish line - to SOLD?  if there is one central theme, it has got to be: motivation.  Buyers can smell it, or the lack of it. 

Here's a particularly smelly example.  My buyer wanted to see a nice country home.  Unfortunately, when we arrived, we were told we had to cancel beacuse THE OWNER WAS TAKING A SHOWER.  Note to seller - we don't care if you smell like a horse's rump - Just git out of the house if you want to sell it!!  My clients moved on, never looking back. 

So as a broker, my role is limited.  For sure, if I sense discouragement, then my role is to grab the pompoms and provide some encouragement. But it is NOT my role to tell my client how motivated to be.  Our game plan has to match the level of motivation.  If it is important to be sold in a matter of weeks, then we have one strategy.  If we are thinking in terms of years, then we plan our marketing accordingly.

So step one - assess your level of motivation.  Energy bets energy, And buyers will be drawn to your action-oriented attitude

I agree, positive and negative energy are contagious. However, in our listing agreements, the sellers must agree to cooperate and show their homes with reasonable notice. Maybe they need a reminder at some point!!

Sounds like this owner is just going through the motions with no real intention of selling.  I always let owners know that it is important for potential buyers to see the home as their own. It has never gone well when an owner will not get out of the home.

Hey there Diane and John,

        Thanks for the input.  Indeed, if a client is truly not cooperating, I suppose we might suggest putting the home on what we around here call "temporarily off the market".  "Going through the motions" is surely a set-up for frustration for EVERYONE!  A seler who remains is a pain...one who remains in the shower - ooh la LAH!
