It's been a great ride for some and not so great for others in Stamford.  Our town was not immune to the housing crisis that has been prevalent throughout the country. But I'm excited about the opportunities ahead in 2012.

In Stamford, CT a total of 527 single family homes sold in 2011.  

Average listing price of the homes that sold $687,340

Average sales price of $659,122

Average DOM (days on market) of 106

yes, it's a buyer's market for the first-time buyer and those downsizing. In the last quarter we've seen more sales activity in the mid-price point ...however the total number of sales for the month of December continues to decrease year over year...

 

Currently there are 337 single family homes for sale, ranging from a 3bedroom/2 bathroom Colonial foreclosed property in mid-city listed at $186,120 to a luxurious island compound with a main house, guest quaters and staff housing, boasting a total of 11 bedrooms and 10.5 bathrooms all situated on a 3.5 acre island in Long Island Sound.  The price tag? $18,900,000. Of the active 337 single family homes, the current average list price is $942,258 and average days on market is 145. The million dollar inventory category is growing and sales are slow.

 

The City of Stamford:

Now a bit about Stamford we have approx. 120,068 individuals (2010 pop) with a median age of 39 and median household income of $73,034.  Also known as the City that works, Stamford is conveniently located just 36 miles from NYC.  Or you can catch a 45-minute express train on Metro-North to Grand Central Station.

We've been in the news lately as several major companies have announced their plans to become new residents.  Consider NBC Sports who will bring approximately 500 jobs by the end of  2012. Or if you're in the mood for exercise, just wait for the opening of Chelsea Piers Connecticut this summer! UBS has announced that they are staying in their beautiful downtown complex and we're experiencing a development frenzy in the South Side of Town at Harbor Point.
