Fraud on Craigslist - 4 rules to stay safe

Their is a lot of Fraud on Craigslist.

 

Here are a few rules that I have set up to help protect me from fraud.

1) Never post your email address on Craigslist and always use the anonymous option

2) When responding to ads or replying to leads, always use a throw away email address. (meaning not your main email and something that you can throw away if you get too much spam)

3) 1st contact/reply must have a question in it that would be harder for a non-native english speaker to understand and requires a unique response. (as apposed to something that could be answered with a copy and pasted reply)

4) Never deal with anyone who is from outside of the country.

 

That said, I usually have someone on my staff handle responses to craigslist, that way I am further removed from scams.

Rental and Real Estate Scams
03/12/10—Individuals need to be cautious when posting rental properties and real estate on-line. The IC3 continues to receive numerous complaints from individuals who have fallen victim to scams involving rentals of apartments and houses, as well as postings of real estate online.
Rental scams occur when the victim has rental property advertised and is contacted by an interested party. Once the rental price is agreed-upon, the scammer forwards a check for the deposit on the rental property to the victim. The check is to cover housing expenses and is, either written in excess of the amount required, with the scammer asking for the remainder to be remitted back, or the check is written for the correct amount, but the scammer backs out of the rental agreement and asks for a refund. Since the banks do not usually place a hold on the funds, the victim has immediate access to them and believes the check has cleared. In the end, the check is found to be counterfeit and the victim is held responsible by the bank for all losses.
Another type of scam involves real estate that is posted via classified advertisement websites. The scammer duplicates postings from legitimate real estate websites and reposts these ads, after altering them. Often, the scammers use the broker’s real name to create a fake e-mail, which gives the fraud more legitimacy. When the victim sends an e-mail through the classified advertisement website inquiring about the home, they receive a response from someone claiming to be the owner. The “owner” claims he and his wife are currently on missionary work in a foreign country. Therefore, he needs someone to rent their home while they are away. If the victim is interested in renting the home, they are asked to send money tothe owner in the foreign country.

I got 3 identical responses from different people for an ad I ran for a room rental. Names and details were changed, but they all had the same story. They were 26 year old female students from out of the country that wanted to get thier masters degree from a local university.

children,I do bible study.I am from Spain,specifically Murcia, I was
born in Osmond Beach in Florida,my dad is from there too but my mum is
from Spain...I went to University of Navarra in Spain. I speak both
English and Spanish fluently,am presently on research work at
Hawaii,am almost done.with that bcos its part of my prerequisite for
my masters in Microbiology.I would have
loved to call you but this is a remote area calls is hard to go
through from here and i don't want to waste much time. Am really
interested in renting from you and i do really love pets but i don't
have any at the moment. I would have loved to see it but am very
far,but with pictures,I am glad. I will also like you to tell me more
about you and if you have garage or parking space cos I will have my
own car come over, pls let me know the total payment of the place and
more over I will send your email to my dad for him to email you later
bcos he is the one that will be paying the bills but nevertheless,I
will like you to send me your Full Name and the Mailing Address, your
Phone number as well,so that my Dad will issue out the payment for the
place as soon as possible,with that you can hold on the place for me
till i come . I will be looking forward to your email soonest. Thanks
and have a nice day

While I have received emails like that one I have also rented to real foreign students who treated the property well and paid the rent on time. 

One can advise them to stop payment on their check, as it hasn't had time to clear.....

I know that there are real people out there and Craigslist has connected me with many of my tenants. My number 1 source of tenants in fact. But when the excerpt below is word for word identical in 3 seperate emails, clearly it is a scam of some sort.

I've encountered 2 people in the past week who'd seen the same rental offer on Craigslist.  The original listing had been hijacked and the rental amount reduced to attracte people in an effort to scam people.  I called the agent and let him know his listing had been hijacked so he could report it.  Fortunately both people recognized something was wrong and didn't fall for this.

Deven, I wish I had started out on craigslist with a "throw-away" email address. :(

Long ago, I replied back using my main email address-and I still get spam from it. I got savvy real quick, but too late. The craigslist scams are rampant! You must pay attention so as not to fall victim. Great post!

There is no doubt you have to vigilent when it comes to Craigs list. I have had someone make a fake rental add for one of my listings.

We have a lot scam in Hawaii!  I like when people call me to double check if information they found on Craigs list is legit ..
