Braemar Townhouse Report:  November-December 2011

It was another snowy day in Braemar today.  And this is the kind of snow I like, just enough to make the ground white and not cause complete chaos with school closings and bad road conditions.  Won't even need to shovel.  If the rest of our winter is like this I will be a happy lady.

The Braemar townhouse market is already making me a happy lady.  With the last two months of 2011 behind us, we can take a look back and I can share with you the good news November and December brought to our real estate market.  As always, I have compiled data by separating Braemar  townhouses into two categories:  No Garage and Garage.  Let's start with the former.

Braemar Townhouses with No Garage had seven sales during November and December.  The high sales price was $265,000 and that price occurred twice.  The low sales price was $180,000.  The average of all seven gives us our new average market value for Braemar Townhouse with No Garage of $234,243.  That's over a 5% increase since last report.  Unfortunately, since there were no sales in November and December 2010, we don't have a year to year comparison.

If you placed your Braemar Townhouse with No Garage on the market, priced to current market conditions, this report indicates you could have your home under contract in an average of 25 days.  You could also expect a buyer to ask for nearly 1.5% of the sales price in closing cost help.

Braemar Garage Townhouses had five sales during November and December.  The high sales price was $265,000 and the low sales price was $243,000.  The average of all five sales gives us our new average market value for Braemar Garage Townhouses of $254,200.  That's less than a 1/2% increase since last report and more importantly, nearly an 8% increase since the same reporting period last year.

If you placed your Braemar Garage Townhouse on the market, priced to current market conditions, you could expect it to be under contract in an average of 15 days.  You could also expect a buyer to ask you for about 2.5% of the sales price in closing cost help.

The next Braemar Townhouse Report will be out in March and will detail sales during first two months of 2012.  Until then, if you are thinking of selling your Braemar townhouse, I'd be happy to give you an estimate of your home's specific value in the market.  No matter your equity position I can help.  I've been a full-time Bristow real estate agent and Braemar resident since 2005; and a Short Sale Agent since 2007.  No one knows Braemar better!

Chris Ann, you are obviously the expert go-to Realtor in Braemar!  I love your section of your report "If you put your Braemar townhome with garage on the market, you could have your home under contract in ......"  This really adds a nice perspective for your seller readers.  Nice photos too!  It's been between 50-70 degrees this past week in Charlotte!

Chris Ann, the snow is sort of fun.  I was out trying to take photos in Georgetown.  I like it when it doesn't make driving crazy.

Good Morning Chris Ann, I love your market reports, so simple and easy to read. Do you have snow now or this from the fall storm? Have a great Tuesday.

And I'm a happy person because I never see snow at all. Although we do get frost in Sacramento. It's the whole reason I moved to Sacramento, to get out of the snow, LOL.

BTW, you might want to change the b to an h: No Garage bad seven sales

Sherry:  Usually I love the snow.  This year, I'd like to request a pass.

Melissa:  We've had the odd fluctuations in temp here too.

Pat:  And it seemed to have come out of nowhere.  I don't recall it being in the forecast, but it snowed the better part of the afternoon.

Scott:  The second picture of the tree was taken yesterday, though the snow is off of it now.  The townhouse is one I sold last January.

Elizabeth:  Thanks for the heads up.  Spell check doesn't catch correctly spelled incorrect words.
