There is another side to the coin for property owners. All of your "tenants" should be lease purchase/option "buyers". They take better care of the property, pay an upfront, none refundable, earnest money deposit and often don't complete the purchase contract. Your pocket the E/M, your property is in better shape if/when they leave. you get the rent, usually w/o hassle  and may have a LT cap gain upon sale or a 1035 for more profits down the road.
