Buyer we are down why did you kick us in the ________?

OK the inspection report came back.... It wasn't good.  They found that the skylights weren't resealed which caused the M word on the new roofs sheeting..... My seller is savvy.  He knows he has to deal with the issue.  But you tried to specify the company that needed to be hired.  You also put in all sorts of things like redoing the sprinkler system 3 feet from the house... This is a killer deal.  The house is worth a lot more then you are paying for it.  You added everything the inspector found.  Even things not necessary like GFI's in the garage.  Do you know how hard it is to do sprinkler work in the dead of winter? 

Because my seller is sad but savvy... Yes he is taking a loss on the investment (because of market conditions) before the report... We will get estimate on what we think needs to be done...  We will have a counterproposal... We know the buyer might walk but spring is coming and the market is improving... We know the buyer likes the house they bid on it and stayed the course... So was it you or your real estate agent that added all the extra stuff?  I just needed to get the frustration off my chest...

I can and will sell this house.  We will take it off the market long enough to list it as new.  I will see if the pending time can count on the 31 days the house will need to be off the market.

I'd suggest your savvy seller taking a few lumps to get this bad boy sold, even if it's remediated the mold issue will have to be disclosed which will further devalue the home to buyers as they assess it in the future.

We know that.... Its the spinkler system overhaul.... It is a common an unfortunate feature of many homes in the Boise area...  He is planning to deal with the issues... Just not on the terms meantioned... The buyer including every item meantioned on the inspection report.... Not just the important ones that needs to be done.  Hopefully we will come to terms again but it is easier to deal with a significant money loss when you don't own the home....  I keep getting sign calls.

Debbie sprinklers are not included in our area inspections.  No landscape etc is.  Sounds like you're seller needs a reality check on how to be thankful for a decent offer.  Best of luck and let us know how things go for you.

John the offer was at the lowest he would take....  It wasn't really that good of an offer.  It was barely acceptable.... I am hoping we can deal renegotiate.  It is most unusual to ask for the sprinklers to be moved.... Perhaps the buyer should be grateful that my buyer accepted his terms...  By their picking the contractors my seller would have no option of shopping arround.  There is an inspection period after the repairs are complete.  The repair ask was definitely excessive....
