Happy New Year Greenwich, Connecticut! An area known for the lifestyles of the wealthy, Greenwich, among other things, is a small bedroom community of Manhattan. The commuter trains into the city can be "standing room" only on many days as business commuters text, email and read the WSJ on their approx 41 minute commute into New York City.
While the US has experienced a down turned economy, Greenwich Connecticut's single family housing market was not excluded in the pain. For the month of December, year over year single family houses sales experienced a double digit decrease from 44 houses sold in December 2010 to a total of 30 houses sold in December 2011. The largest number of sales occurred in the $1-2million range.
As the number of transactions decreased, the market continues to be a "buyer's market" as the inventory grows. Currently there are 450 single family homes on the market in Greenwich with listing prices ranging from $350,000 to $39,600,000 holding an average number of days on market of 242.
The least expensive home is a 3 bedroom, 1 bathroom house in the Glenville School District, being sold "AS IS". But with a little imagination and renovation it can be the great entry dream home for the new owner.
