Tooele Homes Sold Last Week..... From Vegas

This week I'm just going to report on Home and Condo sales in Tooele, Stansbury Park, Grantsville, and Erda  as the other areas in the county accounted for less than 2% of the Real Estate sold in Tooele County all year. (that includes houses, condominiums, lots and land). Plus, the report is coming to you from the National association of Realtors Convention in Las Vegas so we can "show off" all the technology were learning about.

The following chart and comments reflect real Home Sales activity in Tooele County during the week starting 11/04/07 thru 11/11/07. The numbers are provided by the Wasatch Front Regional Multiple Listing Service,(MLS) the commentary belongs to Berna or me.

 It should be noted also that many New Home Builders do not list their Homes or Town-homes across the board. Therefor much of the New Construction in Stansbury Park, and Grantsville has not been reported. 

     Number of houses sold:     10

     Number of Condos sold:      1

     New Listings:                      55

     Ave. Home Price:            $223,000

     Ave. Condo Price:            $139,000

     Ave. Listing Price:            $206,500

     Days on Market:                   72

     Miscellaneous:  Home sales are sluggish, but average house price is still up from last years average, and the Condominium sold was at the average. Forty % of sales were under $180 thousand, only 20% over $280 thousand. 

The 55 listings are a little over the normal number but since almost 30% are under $ 200,000,  the market even in the shape it's in , should absorb them within the current listing time frame which is 72 days.

If you are selling, you can probably accelerate days on market by offering a small price break as prices continue to stay strong.  If your buying that D.O.M. number can work to your advantage when negotiating your home purchase. It's a great time for buyers with agents that know where the best deals are. It's the best time for real, patient Investors. There are MANY great opportunities, just be ready when you find what makes sense.
