During negotiations it's easy for sellers to get fixated on the little things.  The washing machine, the new stove that you love, even the drapes that match your couch can become immovable negotiating points in what is often a very emotional process.  

If you feel that happening it's important to take a step back and consider the big picture of why you're selling, where you're going and how the conclusion of the process is going to make you feel.  If you let that appliance or fixture become a matter of principle then the deal is likely doomed, which is something you may well regret a little further down the road.

I once saw a sale fall apart over a gate. The seller's (deceased) father had built the gate and she wanted to take it with her. The buyers insisted they had to have it. It would have been easy to purchase a different gate, but both parties had to have THAT one.

I always told my sellers that if there was anything affixed to the house or yard that they absolutely could not leave behind, remove it before the first showing.

I guess it would be a bit inconvenient to do that with drapes or the kitchen appliances, however.

Thanks for the comment Marte.  I know the feeling - after losing a deal over a washing machine I started having a similar speech with my listings and haven't had a problem since.
