Take a Mulligan and sell your home as a Short Sale.
Mulligans are famous on many South Florida golf courses when you miss a shot you'll then be given another shot when your first shot comes up short and your first shot won't be counted and they won't worry about it too much; a Mulligan. In golf, your second shot comes up with the next swing or putt. With a Short Sale, you'll get your second shot [or Mulligan] at home ownership perhaps earlier than you thought; dependent upon your financial situation when you sold your home as a Short Sale. Even if your financial situation has been simply trying to avoid a foreclosure date, that new home ownership date may not seem like it's so far away when you sell your home as a Short Sale. I understand how our homes mean so much to us as they're filled with so many memories with family and friends. Those memories and dreams can NEVER be taken away. We should never fear the GIANT of the thought of selling our homes as a Short Sale as our dreams our much bigger! Dream of the next home that you can own and it may be sooner that you ever thought. It's likely that we're going to be seeing more Short Sale approvals this year of 2012 as Lenders seem to be beginning to see the light in how Short Sales can lessen their losses. It can certainly lessen the losses of all parties involved yet until Lenders have come to realize this, the prior years of Short Sale approvals opposed to Foreclosures certainly has shown that Lenders haven't always felt this way. It's fabulous that they're now diligently working on Short Sales and continuing to improve the Short Sale process. I've been doing Short Sales for many years and I've seen the streamlining of them. This is great and this is great for the distressed homeowner.
If you've been trying to keep your home, loan modifications didn't work and you're just running out of viable choices then go ahead Take a Mulligan and sell your home as a Short Sale.
This doesn't mean you have to give up on your Dream it just means that you don't have to fear your GIANT.
