Yeah, duh, right?  Well, not so fast...

A gentleman called me yesterday, said he found me "on the internet," liked my profile and wanted to talk to me about selling his house.  We chatted for a while and set up a time to meet.

During our meeting, he proceeds to tell me how he had received a calendar every year from a local agent, so when he decided to put his house on the market, he called that agent first.  He left a message saying he had a few houses to sell and asked him to call him back to discuss.  He waited a few days, then left another message, sadly, with the same results.  No return call.

Since the last calendar had arrived just a few weeks ago, it seems highly unlikely the agent had departed the business. 

So he turned to Google and looked for OLD TOWN ALEXANDRIA real estate agents;  my website and blog posts popped up, he liked what he saw and gave me a call. 

Which brings us to our meeting today.  Turns out he doesn't have a house to sell...he has several houses to sell and is looking for someone to help him do that.  We hit it off and by the time we finished our meeting, he was asking me to list them all, as the tenants in each vacated. Turns out he liked the fact I know my market. 

He also said he liked the fact I not only answered the phone but did it with a smile in my voice.

Haven't heard that turn of phrase, to be truthful, but I like it.  And will try to remember it.

Sure, there are times when we simply cannot answer the phone, but a return phone call is common courtesy.

Sometimes those phone calls are worth literally a few million dollars in sales. 

I know I'll be making an effort to smile more into MY phone in 2012.  How about you?

Cool story Susan!  What kind of agent goes through all of the effort to send out a calendar then doesn't return the call of a guy who has HOUSES to sell?  Weird.  I will remember that smile in my voice thing.  Great idea!

Susan~ Love phone calls like that one!! That is to bad that the other agent was doing that marketing but had no intent on the follow up....Good for you though!

Susan - It's pretty shocking that someone who takes the time to mail out calendars wouldn't pick up the phone, let alone not return a call the same day, let alone let a few days go by.  Good for you to not only pick-up the phone when it rang, but turn that lead into business.  Great story!

Your phone is your money maker.  Why wouldn't you return a call.  I am not saying answer it every time but you can return the call, especially if a seller that you are marketing to wants to list with you.  Good for you!

I get shivers thinking of how either arrogant or stupid that agent is.  Can you imagine.  And he goes to the expense and trouble of marketing the old-fashioned way and doesn't follow up.  Good for you, Susan.  I am happy for you and that client is dead lucky that they found you.  No one is going to do a better job for him.

I read that a long time ago - that a smile conveys across phone lines, so always put yours on before you pick up the phone - either to dial out or to answer it.

As for that other agent. I wonder if they're stupid, lazy, or on a January vacation? I've talked with a few agents who said the holidays were too busy with out of town buyers, so they were planning a week off in January. Still, if that was the case they should have had someone covering for them.

He is lucky to have you! That agent will be kicking themselves. I answer most times but of course sometimes we cannot. But, returning the call is what should be done not ignoring it.

JA-H, but of course!  If I had to write this over again, I would expand a little on how important it was not only to answer the phone, but OF COURSE, demonstrate competence!  Just answering the phone is not all there is, of course, but that was the only point I was initially trying to make.  ;-)
