Call Listing Agent for Appointment . . . NO RETURN CALL FOR OVER A WEEK

By
Real Estate Broker/Owner with NoVa Brokers LLC 0225 094634 VA/ 643686 MD

I was working with a buyer that noticed a home that was not on our list.  I looked it up and it said, showing by appointment only.  Call Lister to set up appointment.  On the market for 92 days so far.

I left 10 messages, and still no response back.  The only phone numbers listed is for the agent.

Why would someone list a house on the market and not take any calls for the property.  Very frustrating.  I am now determined to view this home.

My buyer is no longer interested in seeing that property and we have put an offer on another property, but I continue to call to see when I get a message back.  I have now left a message for their broker.  I will see how long that will take.

Elizabeth - I am suprised how many times this happens.  I know we can't answer everyone's calls right away, some days are more busy than others but I always return calls at some point (especially if I had a property on the market for 3 months.

Lola- The Sellers do suffer.  My buyer could have very well be interested in the property enough to put in an offer.

I always like to think there are two sides to every story...there could be something going on with the agent.  Life does get in the way sometimes.  Then again, 10 calls does seem excessive.  I can't say I've left 10 messages but I've left at least two or three but always got a call back.

Sue - You are right about 2 sides to every story, but a call to the Broker and no return call???

Stella, Not exactly doing a great job for the seller eh? It makes you want to knock on their door and ask if they are still on the market? You know ethically and legally you can talk to the seller within the last 30 days of the listing agreement. Wow, that is really bad! Unless the lady dropped off the face of the earth I don't think her side of the story would hold water. Just my opinion. :-)) Deb

This does in fact happen.  The last time - the agent called me back after 3 days (and 3 messages).  I was so happy to say "Sorry we made an offer on the condo DOWN THE HALLWAY".  It was true and it sure made me feel better!

Stella I agree with Jim Kelly's response.

I call it "3 strikes your out". 2 calls to the agent. 1 call to the broker, then try to contact the owner. I am always diplomatic with everyone. My CHEERFUL final message will typically run along these lines to the agent "I've left a few messages trying to contact you. Since you have not returned my calls, I'll assume if I don't here back from you by tomorrow, you've left town and forgot to forward your messages. I'll just contact your broker directly for the information I need". I find most agents don't like to get their brokers involved in their business affairs. If there is no BIC (broker in charge), and you can't get in contact with the seller, then you are SOL! Welcome to my World! Diana

I agree that you should call the broker after the second call. I've had this happen several times.

No reply call the broker.  If that does not work, don't sweat it.  Let the buyer know you have others that would work too.

Amy - Thanks for commenting.  Not yet and the property is still showing active.  The Broker told me that he was going to get back to me but hasn't yet.

Diana - Thanks for sharing your "world" experience.  This is actually the first time this has happened to me.

Tara - Thanks for the comment. In process.  Waiting on Broker to call back.

Jason - Thanks for commenting - Waiting on call back from broker.  Yes, we have offer on another home now.

UNBELIEVABLE!  I can't stand agents who are not committed to looking out for their clients best interests.  I bet the agent wants to try to sell the home on their own and is just trying to get the whole commission!

Michael - My thoughts exactly but why would someone wait for full commission when they can get half now?  It makes no sense.  Greed never made sense to me either.

Some Realtors just don't get it, visability is the most important thing.  I can't count how many times I have had people out wanting to look at a home that is by appointment only where we could not get access and we never go back.

Availability for viewing is crucial.

Take care!
