“Chasing” inexpensive properties for sale in search of a dream home can like going around in circles.As a result of readily accessible information about property listings, many buyers like to search listings based on one criteria: PRICE

And we do have many value-priced properties for sale in Coweta County Georgia. And buyers want to see all of these properties in hopes of finding the “perfect” combination of price and livability.

The problem is that many, many buyers are looking for the same thing. And so the good properties sell very quickly. As a result the casual weekend property seeker is very unlikely to stumble upon the right house at the right price.

A good real estate agent can be an invaluable asset in overcoming this dilemma. We see new properties every day and can alert buyers when a “hot” one shows up on the market. It is no longer a matter of being in the “right place at the right time”

Finding the right house at the right price is not a lottery.

Rather it is a calculated strategy for getting an offer submitted on a great house before it is too late.

The key is to have buyer clients who has been coached, are ready and understand the market.  It may take a lost opportunity for the reality of it is settle in, a lesson learned.  I find that when one favorite is snatched up before they will make decision then this experience becomes a great motivator on the next great home!  Then there are those clients moving from a distressed state that just don't believe me - it took 6 offers for one to get a clue.  Have a great weekend!

As my area has tightened up, the buyer's are going in with strong offers right from the get-go.  Very rarely do I have a "low-ball"  to present.  Once a buyer loses a home (or two) to that strategy, they don't let another one get away.

It really is important to have buyers who are educated.  i like what Connie wrote. (#2) Especially when you get into the lower end pricing, you get a decent home, you need to be pre-approved and ready to pounce.

The buyers think they are unique with that quest. Every wants the best house at a bargain price. Buyers in my market are surprised to find there is often competition for those homes.

You are so right Richard.  The smart and informed Buyers have a real estate agent looking out for what they are looking for as new properties come on the market.  The really good and liveable properties don't stay on the market long.

Richard - you are spot on. Everyone waits for the greatest house at the lowest price and then find flaws in every other home.. it should be about finding a great home in that price range..not settling but understanding that perfection does not exist and best to obtain a great house as opposed to the lowest priced house.
