
The average sales price in homes in Centerville, continued to trend down in 2011. After a 23% in 2010, the average price dropped another 14% in 2011 to $154,600. This equates to nearly $100K drop in average sales price for this little community located just north of St. Paul. In 2009, the average sales price was $247, 690. That’s a tremendous drop. Other statistics tell a similar story as the price per square footage of Centerville homes are now $88/sq ft compared to $101 in 2010. Days on the market did decrease; it is taking an average of 5 months to sell a home in this Anoka County community. Centerville home sellers are received a bit less than the previous year as the percent received on asking price dropped to 88.9% in 2011. New listings were down but closed sales were up so inventory levels are probably a bit more balanced. With continued lower prices, Centerville has become a very affordable place to call home in the northern Twin Cities metro.
