Laura- I had to laugh because as I was writing this list I was recalling my showing from last week of a rental home in my hometown. When we showed up the tenants were there, he answered the door bare chested, he was smoking in the house, there was pictures of naked women on the walls, a crotch sniffing dog, and when we went to go and see the bedroom there was someone in the bed. Then we head to the kitchen and if there was a clean dish in the house I would have been surprised. Not to mention that the whole house had a filthy aura about it! My client was duly mortified and she talked about it the whole drive home! lol. Oh the stories we can tell right?!
Sue- If you really think about it we can work tooth and nail and if they don't hold up their side of the bargain the house is just going to sit stagnant. A buyer's market buyer wants everything unlike the seller's market buyer that might take a fixer to get it some cheaper!
John- It is fairly good isn't it! If you want a laugh read respose 8! I don't believe I forgot FSBO marketing though! UGH!

Kasey- I love dogs but they are just a distraction for buyers in pleasant on unpleasant ways! It is amazing how much a seller has to do to get the home really in the market. Hope you are having a great Monday!
Tracey- I am trying funny because people get tired of the preachy all the time. What is happening in our market is that only the best and cheapest gets snapped up in a timely manner. Neighborhood doesn't even seem to make as big of a difference as price and condition lately. Have a great Monday!
