Analyzing The Housing MarketThe Camp Lejeune Jacksonville NC Real Estate Market Report, comparing year end, January -December results in 2011 to January - December results from 2010 shows a continuation of the trends that have carried on throughout the entire year in our local market.

Re-sale homes continue to have decreased sales numbers in the market, down 31% over the same time period last year, while new construction continues to maintain their sales numbers and increased their market share of local home sales. There is still an abundance of inventory on the market, so I do not expect any change to this trend as we move through 2012. Average sold prices have increased for new construction, and though decreasing for re-sale homes, not at the catastrophic levels reported elsewhere in the country. As our market has not been significantly impacted by short sale and other distressed property sales, I do not expect any significant changes to these trends through 2012.

2010 sales numbers were the best our area has seen in quite some time, so we need to keep this in mind as we are comparing the numbers this year to last so they are seen in perspective.

Overall Single Family Home Sales for the January to December 2011 time frame, including both new construction and re-sale numbers are:

Sold Current Period: 2432Decrease

Sold 1 Year Ago: 2840

Decrease of: (408) or down 14%

 

 

Avg Sold Price Current Period: $179,224Increase

Avg Sold Price 1 Year Ago: $177,820

Increase of: $1,404 or up 1%

 

New Construction Single Family Home Sales for the January to December 2011 time frame:

Sold Current Period: 1457Increase

Sold 1 Year Ago: 1436

Increase of 21 units or up 1%

 

Avg Sold Price Current Period: $191,920Increase

Avg Sold Price 1 Year Ago: $190,389

Increase of: $ 1,531 or up 1%

 

Re-Sale Single Family Home Sales for the January to December 2011 time frame:

Sold Current Period: 975Decrease

Sold 1 Year Ago: 1404

Decrease of: 429 or down 31%

 

Avg Sold Price Current Period: $160,252Decrease

Avg Sold Price 1 Year Ago: $164,963

Decrease of: $ 4,711 or down 3%
