I was meeting up with potential buyers for a nice short sale recently. I like to schedule showings either concurrently or back to back. I made appointments and met up with my first group. While there, my second party showed and instantly recognized each other as having met before. Every one lived in different areas too.
DON'T I KNOW YOU
Then another party thought they knew another party and the next thing I knew, there was like an informal meeting of people at my showing all discussing Real Estate and other matters. A crowd formed and of course attracted and created positive transaction energy.
IT IS A SMALL WORLD
It dawned on me how important it was to make the most of those first impressions and just what a small world it really is. As a side note, having everyone there produced a strong buyer interest which resulted in a good outcome. I am in pending now and made a few out of the area friends too
KNOWING AND BEING KNOWN
I like working my community and the surrounding areas. I volunteer and maintain a public presence. Many recognize my face before they get the name. It made me realize that blogging will promote both the name and the face.
KNOWING MY NEIGHBORSON MY LISTINGS
When I have a home for sale, I give out my contact information to all the neighbors in case they have a question or if something comes up in regards to the property. This is especially helpful when the home is vacant. I also learn quite a bit from some of the veteran homeowners who have lived in the area for years..
I REMEMBER AGENTS POUNDING PAVEMENT
I am reminded of agents many years ago who used to park their vehicles and then walk block after block knocking on doors. They were dressed to the hilt, made a good impression and were reachable and friendly. They carried calendars, magnets, flags and pads and pencils
WHO YOU GONNA CALL?
There was no doubt in any-ones mind on who to call when a Real Estate issue popped up. It was the person you were familiar with, or saw, or talked to or read about. Being known, reachable, familiar and available is still the best marketing program....
